WOZ value rises, but rates fall
In February, the annual tax assessment for municipal taxes will be sent out again. This will be done from 2024 by Belastingsamenwerking Oost-Brabant (BSOB), which will perform the tax duties for the municipality of Nuenen from January 1, 2024.
When determining the WOZ values for the 2024 assessment, the Valuation Chamber (independent organization that monitors and assesses municipalities on the implementation of the Valuation of Real Estate Act) concluded that the WOZ values this year were too low compared to the market value. Therefore, a revaluation took place. This means that the WOZ values will increase relatively much this year: from 3% (national average) to 5.47% (in municipality of Nuenen). Because the established rates (which determine how much residents ultimately pay) must be just high enough to cover the costs of the municipal budget, they are adjusted downward with the increase in the WOZ values. This ensures that residents and business owners do not overpay. Your assessment notice, which you will receive from BSOB in mid-February, will describe what this means for your situation.

How is the WOZ value determined?
When determining the WOZ value, the size of the house, its location, state of maintenance, specific characteristics and sales trends of comparable houses are considered. Developments in the housing market are also taken into account. Are house prices rising? Then the WOZ value may also increase, even if there are no other changes regarding the house. It is always based on what a home was worth on January 1 of the previous year. For tax year 2024, this means that the value date of January 1, 2023 is assumed.
