Property tax (OZB).

What is it?

If you own an immovable property, such as a home or commercial property, you pay property tax (OZB) for it. Undeveloped pieces of land and buildings under construction are also immovable property.

You do not have to pay OZB if you rent a house. You do pay OZB if you rent a commercial building. 

WOZ value determines the amount 

To determine the amount of the property tax, we look at the sales value of your home on January 1 of the previous year (the value date). This value is called WOZ and determined according to legal rules. 

You will find the WOZ value, or estimated value of your property, on your municipal tax assessment notice. The amount of your property tax is derived from this. 

What to do.

There are two types of OZB:

  • residential and non-residential property taxes;
  • user tax for non-residential properties.

Tax assessment received

You pay your property tax through the municipal tax assessment. You will receive this assessment (usually) in February. The assessment notice also lists other taxes, such as sewerage and garbage collection

Are you logged in to MijnOverheid? Then you will only receive the assessment notice and any reminder and reminder digitally via the Mijn Overheid message box. Not registered with MijnOverheid? Then you will receive the assessment notice by mail. 

Arranging business and inspection

Belastingsamenwerking Oost-Brabant (BSOB) handles the property tax for the municipality of Nuenen. Here you can access your data and arrange matters such as payment or lodging an objection.

  • Copy tax assessment
    You can view your information through BSOB's online counter.
     
  • Objection
    Do you disagree with the assessment? Then you can object.
     
  • Direct debit
    Through BSOB's online counter, you can arrange for your municipal tax to be automatically debited from your account.
     
  • Moving
    Are you moving? Then you will not get a refund. This is because the situation on January 1 is decisive. Usually the OZB assessment is settled by the notary with a new owner when he or she buys a house.
