Unwanted rental behavior hotline
Are you looking for or renting a home from a landlord? Do you think the landlord discriminates or threatens you, asks for too high a deposit or charges unfair service charges? Then you can report undesirable behavior by landlords to the municipality of Nuenen.
Needed with your report
- Your name, address, phone number and e-mail address.
You can also report anonymously. You will then not give your details. - Details of the landlord or rental agent about whom you are making the report.
- The address, if it is a property you rent or want to rent.
- Description of the situation, if possible with photos and attachments.
For whom
You can report unwanted behavior by a landlord if:
- You are looking for a private rental property (not from a housing association).
- you rent a property from a private landlord or rental intermediary. A rental intermediary puts tenants in contact with private landlords.
- You are a foreign worker with a work-hire contract. You then work and live through an employment agency.
Do you rent from a housing association? The law also applies to housing associations. If so, contact the housing corporation that rents the property. They will handle the notification themselves. Are you unable to reach an agreement with the housing corporation? Contact the independent arbitration board to which your housing corporation is affiliated. You can find the contact details of the independent disputes committee on the website of your housing corporation.
What can you report?
You can report inappropriate behavior in the following situations.
Landlord:
- discriminates against you (a landlord may not choose a tenant on the basis of nationality, religion, creed, political affiliation, race, gender, disability, sexual orientation or any other ground);
- scares you;
- asks for too high a deposit (more than 2 months of bare rent);
- does not make a written rental agreement (a rental agreement must always be in writing and on it are both the landlord's name and your name);
- does not give you good information about:
- your rights and obligations when renting the property (which are not in the lease)
- the amount of the deposit and when you will get it back if the lease ends
- information on how to contact the landlord
- contact information of the hotline for undesirable rental behavior
- the service charges: you should get a complete breakdown of the costs
The rental intermediary:
- brokerage fee
Additional rules in the case of a migrant worker:
- the lease may not be attached to an employment contract;
- the rights and obligations must be written in a language that the migrant worker understands.
