What is it?

Are you going to build or renovate? You may need an environmental permit to do so. A permit gives you permission to carry out certain activities.

What data do we need?

Do you have a concrete building plan or a question about use of parcels of land? Please state clearly in your mail what the plan is and what it is about. Do you want to build? Please indicate on a sketch the exact location and dimensions (length x width x height in cm) and what you want to use the structure for. Also include your contact information.

Is your plan about housing construction? We do not need concrete building plans or a detailed plan yet, but mainly your idea. Describe or sketch your idea and mail it to us.

Treatment of your plan

Depending on the type of plan, we can begin to address your question. For a relatively simple plan, you will receive an answer from us as soon as possible. If your plan is more complex, we will submit it to our intake team. In this team, colleagues from various fields look at the plan together integrally. The team determines whether you can submit a request in principle or whether you can apply for an environmental permit. You will receive a message about this.

Do you have plans to build? A garden house, addition, canopy or a larger renovation of your home or business premises? Perhaps you have plans for new construction of one or more homes, a commercial building or apartment complex? Or do you want to start an activity/business and wonder if this is allowed and/or what is needed to realize this?

Are you going to build or renovate? Then you will have to deal with regulations that include safety, health, your surroundings and neighbors. All buildings must comply with relevant regulations, even if no permit is required.

Municipality's environmental plan

If you want to build or renovate, you must take into account the municipality's environmental plan. In the environmental plan, the municipality determines what may happen to the space in the municipality. For example, where houses or businesses may be built and what dimensions they may have.

Welcoming requirements of the municipality

You must also take into account the municipalities' building standards. These are contained in the building standards memorandum. This memorandum contains the aesthetic Requirements that your building plan must meet. For example, how your building can architecturally or appearance can fit into the environment. Building requirements

When building or renovating, all clients in the construction industry have to deal with building regulations such as those contained in the Building Works Decree'. This decree contains regulations on (re)construction of buildings, on the condition and use of buildings, open yards and terrains, on demolition and on safety during construction and demolition.

Consultation with neighbors about (re)construction plans

It is wise to discuss building plans with your neighbors in advance. You can prevent problems. Neighbors may object to your building plans. First see if you can work it out together.

Apply for a permit to build or renovate

A permit application submitted to the municipality must be made available for inspection by us for interested parties. This applies not only to the application itself, but also to all documents supporting the application, such as reports and construction drawings.

The documents provided may contain sensitive information. For example, names of your client, your own employees or officials you have spoken to. Reports and drafts may contain company information that is confidential and whose disclosure must be prevented, such as costs or security measures. Making that information available for inspection may result in a risk to your client or to your own organization. After all, you may not simply share information about a person (an employee or a client) or about a company (your own company or a client) with third parties. But this information must be shared with the government organization, otherwise assessment of the permit application will not be possible.

We do not charge for an initial consultation. Only when you submit a request in principle or an application for an environmental permit will you receive a bill from us, based on the rates in the fees regulation
