Berg 25 Redevelopment

Subject

A request for a preliminary decision has been submitted for the redevelopment of the Berg 25 site in downtown Nuenen. The project involves the transformation and expansion of an existing building into a mixed-use development featuring 11 apartments and commercial space on the ground floor. The development aims to add housing within the downtown area and improve the spatial quality of the lot and its immediate surroundings.

There is one apartment on each of the first and second floors. The downtown area has a mixed-use character, featuring residential units, retail stores, and amenities. 

The area is characterized by a varied built environment featuring small-scale ribbon development and larger buildings in the city center. Building heights range from a single story with a pitched roof to six stories. Due to its central location near amenities, public spaces, and existing downtown functions, this site is suitable for densification and mixed-use development. The plan thus aligns with the city’s goal of primarily developing housing within existing urban areas.

Revised plan based on the recommendation of June 23

In response to the comments made on June 23 by the Environmental Quality Advisory Committee, the architect conducted a more detailed study of the corner facade—Vincentre—including the corresponding material selection and setback in the side facade. In addition, they conducted an analysis of the facade design on Berg Street, examined the accessibility of the residences via stairs in the public space, clarified that the plan provides sufficient light and views, and indicated that the parking solution will be integrated into the overall design.

The architect will provide further explanation of the changes and alternatives during the hearing. The drawings, along with the architect’s explanations, are included in the attachments.

Question

Have the committee’s comments of June 23, 2026, been adequately addressed? And is the amended proposal sufficiently acceptable from a spatial planning perspective so that the village architect can complete the assessment during the next phase of the process?
