Environmental plan Eeneind/Berkenbos
Over the past year, the municipality of Nuenen has received a number of requests for the realization of business units, storage and/or garage boxes, or for the construction of a multi-tenant business building in the Eeneind and Berkenbos business parks. Despite the fact that these types of initiatives are permitted under the zoning plans, we do not always consider them desirable.
Because of the regional shortage of land for businesses with a larger environmental use area and a larger use area, we are striving, particularly for the southern part of Eeneind I and Eeneind II, to maintain a good establishment climate for these types of businesses. Another reason that these initiatives are not desirable is that we want to provide space for businesses with an appearance that fits the intended streetscape and building pattern with larger businesses. Many units, storage and/or/garage boxes or small business premises in the form of a multi-company building often lead to "cluttering" of a business park and (much) more traffic movements than with one large business. In addition, there is a greater risk of undermining activities.
Preparatory decision on prohibition of use for storage and/or more than 1 business
In the Berkenbos business parks and the northern part of Eeneind I, the emphasis is on more small-scale and light business activities (smaller environmental use area). Business units would probably be appropriate there, but not necessarily. The municipality wants to keep control in this.
Therefore, in July 2024, the college banned, through a preparatory decision, both business park Eeneind and Berkenbos:
- The use of a building or site for storage; and
- The use of a building or site for more than one separate business.
In some cases, cooperation can still be granted to an initiative, but through a non-plan environmental plan activity (BOPA). This way we keep more control. On Berkenbos and at the "Mixed" zoning on Eeneind I there may be more room for dynamic business activity, after consideration. It is a consideration in which the municipality provides customization and is not a right.
Process transition preparation decision --> environment plan
The college's preparatory decision must now be followed up by an environmental plan on which the City Council will decide. This environment plan is ready in draft form. During an informative council meeting on April 24, 2025, an explanation of this environment plan will be given. You can follow this live on the municipal council website.
The environmental plan will be available for review for six weeks in May. Anyone who wishes to do so can then submit a response.
